The Cabin is located in the middle of a 160ac Self-Sufficient Off the Grid Homestead (included) in West Texas, with the nearest neighbor being a 30min drive away.
The Cabin sits on a Cliff, Overlooking a Seasonal River & small Waterfall. High in the Chihuahuan Desert in the Sierra Madre Mountains within the heart of Big Bend, the great bend of the Rio Grande River.
The cabin is 100% Self Sustainable providing its own gas through a methane generator, electricity through solar and wind power, water through rain cacthment and food through hydroponics.
The home runs 100% on Solar and Wind Power. Provided by clean FREE Renewable electricity NOT polluting, Global Warming causing petroleum products.
Each traditional wall plug supplies 110v & 12v electricity provided by 36 photovoltaic solar panels & a silent wind turbine, stored in a 6 deep cycle maintenance free battery bank.
A nice Breeze is always prevalent in the Big Bend Region, so during the evenings or cloudy days the 500w Wind Turbine takes over with Power distribution.
The cabin can last for 2 weeks at full use without any sun or wind, which is rare as whenever there’s no sun, there’s usually a storm with wind and vise versa.
Near the cabin are several crisp clear beautiful waterfalls. Between the months of June through August the river really picks up, great for bathing in or just relaxing by.
The cabin sits directly above and overlooks a large rushing river.
All doors are arched, constructed from old recycled shipping pallets, which make a gorgeous fun yet rustic living space.
The wide open arches take advantage of the constant refreshing mountain breeze & the incredible 360º view of the mystical desert landscape.
Arched rooms and light colored walls give a relaxed, artistic, high-end resort feel that’s virtually non-existent in today’s architecture.
Kitchen boasts a stove runs that runs on methane generated on the Ranch, as well as refrigerator and a Energy Efficient Energy Star Washer in Laundry Room.
From bed one can look out of several arched doorways to see a picture perfect landscape of mountains, cliffs, valleys or just gaze at the evening stars.
Gorgeous wood accented rustic appearance made from 100% certified recycled materials including shipping pallets, destined for the landfill after one use.
A typical toilet in an average sized home uses 10950 gallons per year. Your compost toilet uses 0, and makes 5 gallons of plant fertilizer a month.
Take a nice relaxing hot bubble bath in an old fashion, gorgeous indoor/outdoor wood bathtub, while gazing out over The Ranch or evening Stars.
The 2500sqft roof catches 1500 gallons/ inch of rain. This is enough for a family of 4 with animals and garden to live off for 6 months without rain, which is unlikely.
The deck folds completely open revealing a hidden swimming pool. Sit and bath in the warm water overlooking the cliff and seasonal river below.
Between hammocks, swings, a pool, rocking chairs, lounge chairs and a removable skeet shooter, it’s hard not to find something to do right from your deck.
Desert mountain sunsets AND sunrises are breathtaking, one only need experience one to be hooked on this magical mystical area.
Desert flats give way to yawning canyons, lofty peaks & the winding Rio Grande River. At an elevation of 3700’, The Ranch is situated deep within this desert mountain country.
A network of incredible underground caves, just below the cabin. A great place to build a damn and make a nice lake, a cabin on a lake with underwater caves.
Located around the 180 acres of The Ranch are 12 rustic campsites, 6 are accessible by road & 1 w/ RV hookups (septic, water & WIFI internet), Indian ruins, natural arches and caves.
Enormous rocks, boulders, cliffs, rock walls, the landscape is dazzling. One could walk around for years and still not take it all in.
Enjoy the scenery from anywhere on The Ranch. You’ll always find a new spot.
On both sides of the seasonal river are outrageous cliffs that tower up over the surrounding landscape. These cliffs run down the middle of the property.
Daytime temps average 65° in winter. Spring & autumn temps in the 70’s & 80’s. Summer brings storms which produce intense, nourishing cloudbursts.
The cabin / ranch is nestled in and among monstrous mountains on all sides, stretched out for thousands of miles. These are the continuation of the Rocky Mountains.
These sunsets aren’t one time things, they occur every night. And they’re different every time.
The gated private half mile driveway, stretches down and wraps around the barn, honey bee boxes, the goat and chicken house and passed a couple waterfalls ending in a huge loop and the cabin.
The barn is enormous, 60x120. (10) 20’x20’ open air livestock bays or (20) 10x20 covered parking spots, plus (4) 10x20 RV parking spots, as well as (1) 20x80 center storage & workshop area.
The 7200sq ft roof catches & distributes 4200 gallons of water per inch of rain into a nearby 20’x120’ fish pond during the rainy season.
Burrows or Donkeys are everywhere near the river. Luna sleeps on the deck and stretches her long neck in to get pets all day long. She loves to let people ride her and follows you everywhere.
The Ranch maintains over 2 dozen (included) Free Range, chickens and 1 rooster, which provide a constant supply of meat and Organic Eggs, which are sold at the local farmers market.
There’s nothing better than tasty, fresh, Free Range Organic Eggs in the morning. The AguaLuna Chickens provide about 2 dozen a week.
The 20’x20’goat house includes: a birth box & automatic rain catchment & distribution system & open up into the coral, a 600’x300’ grassy fenced-in meadow.
There are also almost 2 dozen Free Range Boar Goats (included), which provide a constant supply of meat and Organic milk. They are also sold at auction for $100-$300 each.
There are 5 hydroponics gardens in the barn, capable of producing fresh produce daily as well as harvesting the edible local plants such as Pitaya, Mesquite Beans, Tuna and Prickly Pear.
Anything from lettuce, melons, strawberry’s, raspberry’s, blueberry’s, blackberry’s and grapes to potato, zucchini, cucumber, squash to oranges, grapefruit, key lime can be grown in the hydroponics.
Star gaze from the deck or right from bed; Walk, run, ride bikes or horses down your ½ mile private gated driveway or around the 3000 surrounding acres,
Venture out into the untouched landscape for some rock climbing, mountain biking, hunting on hundreds of trails.
No people, traffic, lines, car alarms, deadlines, alarm clocks. Just a silent, stress-free world!
The Ranch even has its own private Helicopter Pad. Can you even imagine a better life?
The Ranch is Great for Hunting or just viewing. Usually, the animals can be seen from the deck and are only dangerous to those who attempt to feed, handle or molest them.
Aoudads originally from North Africa were brought to The Ranch during the 1900’s for Exotic Hunting. Now there are literally tons seen climbing the cliffs around the Cabin or sipping the river.
Bobcat Ring-tailed Cat Wolf Coyote Black Bear wild Donkeys. Mule Deer Duck Quail Dove Javelins Texas Big Horn Rams Mountain Sheep Aoudads Antelope.
Antelope aka Prong Horn is another animal that calls AguaLuna Ranch its home. You’ll see them (again from the deck) grazing and sometimes lying in the sun with the goats near the goat house.

Today we are happy to offer one of these Off-Grid Sites for You to Own:
The Agua-Luna homestead was built with 100% renewable energy, off the grid, self-sufficient & self-sustainable, in order to survive the fall of civilization in 2012.
IS THE WORLD GOING TO END IN 2012?
Nostradamus, the Mayan Calendar, Mother Shapley, the Hopi Indians, ancient Chinese manuscripts, the Holy Bible, even the newest prophetic computer programs all say that the world, as we know it, will in fact end.
Swine flu, west Nile virus, bird flu, anthrax, apocalyptic global catastrophes like earthquakes, hurricanes, typhoons & floods, global warming, climate change, acid rain, deforestation, war, pollution, overflowing landfills, chemical & toxic waste, smog, contaminated lakes & rivers, ozone, passing asteroids, whaling, oil shortages, epidemics, city/state wide mass blackouts.
Either way, we were not willing to take the chance. It cant hurt to own one of the only places on earth that will survive & sustain you long after societys gone, right?
At the very least, youll never pay for electricity, utilities, fuel or food again. You'll pay off the investment in a few years! If not, it won't really matter when the economy crashes & banking establishments fail, will it?
We've lived on The Agua-Luna Ranch for 8 years without needing to leave the gate, but now we spend most of the year helping needy communities abroad (villages without water, electric, power, septic or food) stand alone.

The below listed Savings are only to provide you with information you may need to help make an informed purchase decision. They are only approximations based on the average local electricity, gas & water of a typical family home, & do not reflect financial savings from improved health & reduced environmental impact, or what one may be willing to pay for such magnificent views...
The Octagon Cabin
This 56x56 Rock Top Cabin overlooks a 100 ft cliff & seasonal waterfall / River, 1 bedroom, 1 bath (antique style wood tub & compost toilet), kitchen & breakfast area, dining area & laundry room (w/ Energy Star appliances).
The home is 100% environmentally-friendly being constructed from adobe & certified recycled, reclaimed materials like telephone poles & shipping pallets.
The 12-foot 360° full wrap-around deck / porch was made with 200 pallets destined for the landfill. It provides shade on all sides of the home eliminating the need for air-conditioning, while allowing natural sunlight & warmth in during the winter. The extra square footage also aids in the rainwater collection & harvesting system. There are gorgeous local indigenous, deciduous trees on the south & west sides of the home providing additional summer shade.

Power
The home is all electric, 100% from Free Solar & Wind Power. Each plug supplies 110v & 12v converted from 36 photovoltaic solar panels & a silent windmill turbine generator, stored in a 6 deep cycle maintenance-free battery bank.
The cabin can last for more than 2 weeks at full use without any sun or wind, which is rare since whenever its cloudy, its windy. However, in those extreme cases, a bi-fuel (ethanol or gas) back-up generator is incorporated for easy charging. For vehicle or home fuel, Ethanol & Methane (natural gas) is produced onsite via a biodigester.
All 60 watt incandescent light bulbs have been replaced with Energy Efficient 1 watt LED bulbs with the same luminosity for 1/60th of the energy use. CFLs contain mercury, a huge contributor to the green house effect. LEDs also last about a hundred times longer than CFLs using half the power. Never change a bulb again! Outside, Solar Powered hanging lights are also a nice Eco & energy saving addition to the natural landscaping.

Water
Enjoy fresher, cleaner (tested) water than youve ever tasted, provided by the in-home rain collection, harvest & purification system. The 3000 sq ft roof catches 2000 gallons of water per inch of rain, stored in 3 x 3000 (9000) gallon water storage tanks & purified by 2 terracotta ceramic filters, which would last an average-size family 2 yrs without rain. On average however Agua-Luna Ranch receives 12 inches of rain per year.
The livestock have their own rain catchment & storage system. On the subject it should be noted that there has been 3 wells located & staked, 2 near the Cabin & 1 at the corral, also there is a large (1200x1200) leveled pad near the well site, to build a main house.
So take a nice relaxing bath in the old fashion, gorgeous indoor/outdoor wood tub, while gazing out at the evening stars.
The 35-gallon Solar Water Heater (pictured above) takes care of 90% of the water heating needs for the cabin, however on those rare cloudy days, an On-Demand, In-Line / Point-of-Use Tankless Water Heater takes over. No more waiting for hot water to reach the faucet or wasting energy heating unused water unnecessarily. On that note, Low Flow Faucets & water conservation devices are installed throughout the cabin, including peerless faucets & a state-of-the-art waterless compost toilet. A typical toilet in an average-sized home uses 10950 gallons per year, this one uses 0.
All grey water from the shower, bathtub, washer, kitchen & bathroom sinks is recycled directly onto the eucalyptus trees.

Heating & Cooling
The home has been built incorporating adobe. Adobe or Earth Plaster is a 100% natural building material with no man-made or chemical additives. Adobe actually increases the homes R-Value as well as Thermal Mass & is a healthier medium to live in, allowing fresh air in naturally at 50 cycles per day.
A white Elastomeric Cool Roof has been added to reflect the suns radiation, providing several direct benefits to the home, owner, occupants & environment:
• Increased occupant comfort, during hot summer months.
• Added roof R-Value
• Reduced air-conditioning use, resulting in energy savings typically of 30-80%.
• Decreased roof maintenance costs due to longer roof life.
• Reduced greenhouse gases caused by ACs.
• Cool roofs, through mitigation of the urban heat island effect in turn improve air quality & reduce smog, eliminating related health issues, including asthma.
The 8-sided Octagon provides more walls to catch twice the prevailing wind as a traditional 4-sided home, which it does well, perched on the side of a cliff, eliminating the need for Freon based air-conditioning entirely.
The wide open 8-ft arches take advantage of the constant refreshing mountain breeze & the incredible 360º view of the mystical desert landscape. In cases of extremely hot windless days, a Solar Air-Conditioner is mounted on the roof crest. As the black metal surface heats up in the sun, it sucks the warm air out from the house, which, in turn, sucks cooler air inside from under the home.
There are no man-made air-conditioning devices in the cabin. Because the home has been designed so efficiently, implementing natural cooling resources, there just isnt any need for it in West Texas. As ACs amount to 80% of your electric bill, expect enormous monthly savings.
For those rare cold cloudy days, an Antique style pot-bellied wood-burning stove heats the home naturally, bringing climate control & comfort to the cabin.
The living room ceiling is vaulted to allow space overhead for accumulated heat to build up, removing it & cooling the living areas. We can then tap into that heat reserve during colder months.
Gas: 63.5 million BTUs/yr
Electrical: 29600 kWh/yr
Financial: $ 5817/yr
Environmental: 19.902 tons of CO2/yr
Misc
You wont find any old bacteria & germ harvesting carpet in this place. The entire cabin is fit with easy-clean floors. Only 0-VOC & lead-free paints were used, creating a healthier, toxin-free living space.
Composting provides a cheap way to convert kitchen scraps & biodegradable waste into fertilizer, which can be dumped directly on plants & trees around the home. Thats why there is a revolving home compost bin in the back & compost bins around every tree.
Bathe in the clean, crisp waters of the deck pool, lounge in a hammock or rocking chair with a good book or laptop (WIFI wireless throughout), or shoot skeet off the deck with the clay launcher, all while witnessing the breathtaking views of the surrounding mountain sunsets.
And just because the home is self-sufficient doesnt mean you have to live in the dark ages. TV, telephone, email, live conferencing, radio & wireless WIFI Internet is all carried out via satellite.
The Barn
The barn is enormous, over 60ft wide x 120ft long & 16ft high with a concrete footing. The walls were intentionally left open to help facilitate air flow, keeping the livestock & working area cool. The barn can house: (10) 20x20 open air bays for livestock pens or (20) 10x20 covered parking spots, plus (4) 10x20 RV parking spots, as well as (1) 20x80 center storage & workshop area. The 7200sq ft roof catches & distributes 4200 gallons of water per inch of rain into a nearby 20x120 fish pond during the rainy season.
The Chicken / Goat House, Bar & Campsites
The 8x8 chicken house has 3 separated levels: upper laying & roosting, middle feeding level & the lower hatching / chick level.
The 20x20goat house includes: a birth box & automatic rain catchment & distribution system & open up into the coral, a 600x300 grassy fenced-in meadow.
The 12x12 outdoor bar is just a nice place to relax in a different atmosphere without leaving the Ranch. Nestled against an enormous bolder, it overlooks the seasonal river.
There are also 12 rustic campsites on the property. 6 are accessible by road, 1 with RV connections such as septic & WIFI internet access.
There are several Indian caves, natural arches, caves (one being just under the cabin) & fossil dig sites around the Ranch, most with arrowheads, spearheads, Indian carvings & more. There are even a few very large dinosaurs, with bones weighing 30, 40 lbs. Petrified wood, meteorites, you name it, its all here.

The above Saving equate to an annual reduction of 74.164 Tons of Greenhouse Gases equivalent to not driving your car for more then 3,899 days thats (10 1/2 years!), a cut in your annual food, electric, water & gas bill of 15,760 kWh, 2,969,630 gallons & 439.4 million BTUs, resulting in a combined annual savings of $29,614.29 per year which will stay in YOUR wallet.
As a New Owner of a Green Eco Home you may be eligible for certain rebates, tax breaks, financing & incentives such as the Solar Energy System Credit or the Wind Energy Systems Credit. You can even sell your excess renewable energy back to the grid. EEMs (Energy Efficient Mortgages) may be another option to help with financing the purchase of your new Green Home.
Price
Agua-Luna Ranch & all its recourses are For Sale for $300k.
The price has been determined from the value of the land, buildings & resources; the very same resources that you currently pay each month, will now pay you back, eventually paying off the purchase price entirely. For example:
• Because the cabin runs on 100% FREE Renewable Energy, the buyer will never have to pay a utility bill again.
• Because the Ranch makes its own food, the buyer will never have to pay for food again.
• Because fuel is produced on The Ranch you will never pay for gas again.
The average consumer spends as much as $435 per month on utilities alone ($150 electric, $50 gas, $25 garbage, $30 phone, $50 cable TV, $50 internet, $50 cell phone, water $30). Add in groceries at $1000, fuel at $500 & an additional $100 per month for parking or tolls, babysitting, automotive repair, lawn care, etc.--the costs add up.
You can then sell The Ranches Surplus resources like Hunting permits, Livestock, Candles, Honey, Eggs, Milk, Meat, etc. in the Farmers Market or at auction for another income of at least $2000.00 per month (Texas Ranch Big Game hunting permits start at $1000 per person).
Now subtract your current expenses: $4835.00 per month for the next 30 years, would mean that The Ranch would literally pay for itself (no money out of your own pocket) in the same time as a typical mortgage term. Of course if you have another income (as you would with a normal home mortgage) you would cut it in half.
Because of the livestock, the Ranch is eligible for Aggy Tax Exemptions, making land taxes literally mere pennies. That said the entire Ranchs current yearly tax cost, without Aggy exemption is only $180.
We do not offer any warranty, either expressly or implied, for the estimated savings or costs, should you find a seeming error in the information.
Sale includes: 160ac Ranch with mineral rights, all structures (cabin, barn, bar, chicken & goat house), livestock, equipment & machinery.
Seller will pay the following closing cost expenses: taxes & deed transfer. If wanted, buyer will pay for title insurance.

Terms & Conditions: The price has been determined from the value of the land, buildings & resources, the same resources that you currently pay each month will now pay back their savings when spent purchasing the site. For example:
• The cabin runs on 100% FREE Renewable Energy, you will never pay a utility bill again.
• The Ranch makes its own food, you will never pay a grocery bill again.
AguaLuna Ranch, The Cabin & all its recourses are For Sale for $300k. The Ranch itself is at an estimated worth of $150k, yet the asking price is twice that. Why? The additional $150k is the worth of the additional resources which will pay for themselves & the cost of The Ranch. The average consumer spends as much as $435/n on utilities ($150 electric, $50 gas, $25 garbage, $30 phone, $50 satellite or cable TV, $50 broad band internet, $50 cell phone, water $30). Add in groceries at $1000/m, fuel $500/m & $100/m parking or tolls, babysitting, automotive repair, lawn care, etc. …You can then sell Surplus resources like Hunting permits, Livestock, Candles, Honey, Eggs, Milk, Meat, etc. in the Farmers Market or at auction for additional $2000.00+/m.
If you won’t be financing the purchase you can subtract what would have been lost in interest ($20,000.00) to the total sales price bringing it to $280k.
Now add up your utility income ($1835), food costs ($1000) & Ranch Income ($2000) which equals $4835.00/m divided by the extra of $150k would mean that The Ranch would literally pay for itself, NO money out of your own pocket in less than 30 yrs (a typical mortgage term, except it’s you financing yourself). Of course if you have a normal income as you would w/ any normal home purchase you would cut that down to 10 yrs. Because of the livestock, The Ranch is also eligible for Aggy Tax Exemptions as well, making land taxes literally mere pennies. That said the entire Ranches current yearly tax cost, without the Aggy exemption is only $180.
On top of all that Owning AguaLuna Ranch will result in an annual reduction of your Carbon FootPrint in the amount of 74.164 Tons of Greenhouse Gases equivalent to not driving a car for more than 3,899 days that’s (10 1/2 years!!!), a cut in your annual food, electric, water & gas bill of 15,760 kWh, 2,969,630 gallons & 439.4 million BTUs, resulting in a combined annual savings of $29,614.29 which will stay in YOUR wallet this year.
